ANALISA PERCEPATAN DENGAN METODE TIME COST TRADE OFF PADA PROYEK PEMBANGUNAN KANTOR PERTAMINA PATRA NIAGA

Abstrak (Abstracts)

The success of a project can be measured by two aspects, the profit obtained and the accuracy of the completion time. The construction project of Pertamina Patra Niaga Balikpapan has been indicated by a developmental delays due to the spread of Covid-19 virus that hit the city of Balikpapan that created obstacles in the beginning of the work, therefore an acceleration act need to be implemented in order to complete the project according to the target plan. The acceleration method that used is the Time Cost Trade off. This calculation begins by looking for a critical path using the Critical Path Method (CPM) and then crashes to get the cost slope of the activity on the critical path. Next implement a calculation with the Time Cost Trade off analysis method. As the results of the acceleration analysis of the construction project of Pertamina Patra Niaga Balikpapan by applying the TCTO (Time Cost Trade Off) it shown that the duration of acceleration is 75 days which means 15 days earlier than the previous initial duration of 90 days. Therefore the completion of the structure work can be done according to the initial scheduling plan pbtained from the S curve of the project. The additional total costs to the end of the project due to the acceleration is IDR. 11,622,168.11 Therefore the total cost of the project is up to IDR 1,964,122,168.11 from the total value of the previous project of IDR.1,952,500,000.00. Keberhasilan suatu proyek dapat diukur dari dua hal, yaitu keuntungan yang didapat serta ketepatan waktu penyelesaian. Dalam pelaksanaan pembangunan pada proyek Pembangunan Kantor Pertamina Patra Niaga Balikpapan ada indikasi mengalami keterlambatan dikarenakan pada minggu awal proyek Kota Balikpapan dilanda Virus Covid-19 yang membuat terjadinya kendala pada awal-awal pekerjaan sehingga perlu dilakukan percepatan, Hal ini dimaksudkan agar proyek ini dapat terselesaikan lebih cepat sesuai dengan target rencana. Metode percepatan yang digunakan yaitu Time Cost Trade off. Perhitungan dimulai dengan mencari lintasan kritis menggunakan Metode Critical Path Method (CPM) kemudian dilakukan crashing untuk mendapatkan cost slope kegiatan yang berada pada lintasan kritis, selanjutnya dilakukan perhitungan dengan metode Time Cost Trade Off Analisis. Dari hasil analisa percepatan yang dilakukan pada proyek pembangunan Kantor Pertamina Patra Niaga Balikpapan dengan menerapkan metode TCTO ( Time Cost Trade Off) didapat durasi percepatan 75 hari dari durasi sebelumnya 90 hari lebih cepat 15 hari sehingga penyelesaian pekerjaan struktur dapat sesuai dengan rencana awal penjadwalan yang didapat dari kurva S proyek. Penambahan biaya total akhir proyek akibat percepatan sebesar Rp. 11.622.168,11 sehingga biaya total proyek menjadi Rp 1.964.122.168,11. dari nilai total proyek sebelumnya Rp 1.952.500.000,00
