ANALISIS KERUSAKAN DAN ESTIMASI BIAYA PERAWATAN GEDUNG DINAS PEKERJAAN UMUM DAN PENATAAN RUANG KABUPATEN PENAJAM PASER UTARA

Building maintenance according to the Regulation of the Minister of Public Works Number: 16/PRT/M/2010 article 1 paragraph 2 is the process of repairing or replacing parts of buildings, components, building materials, facilities and infrastructure so that the buildings remain functional. Public Works Department Building and Spatial Planning Penajam Paser Utara district is one of the buildings that have been standing for a long time in Penajam Paser Utara district with an area of 648 M ^ 2 of the building has stood since 2016. The series of research activities include the study of literature, the determination of the criteria and sub criteria, data collection, methods used for data collection through and observation include primary data, secondary data and field observations. Then determine the classification of building damage and finally determine the estimated cost of building maintenance. Building items that were damaged include ceramics, partition walls, walls, ceiling trim, ceilings, doors and windows, and also on building sanitation. The percentage of damage obtained in the analysis of damage to the building of the Office of Public Works and Spatial Planning in North Penajam Paser Regency is 0.89%, which means that the damage to the building is included in light damage. The results of the calculation of the repair costs obtained and must be issued by the Department of Public Works and Spatial Planning Kab. PPU is Rp. 51,993,140.06. Perawatan bangunan gedung menurut Peraturan Menteri Pekerjaan Umum Nomor: 16/PRT/M/2010 pasal 1 ayat 2 adalah proses memperbaiki atau mengganti bagian bangunan gedung, komponen, bahan bangunan, sarana dan prasarana agar bangun tetap layak fungsi. Gedung Dinas Pekerjaan Umum dan Penataan Ruang Kabupaten PPU merupakan salah satu bangunan gedung yang telah berdiri cukup lama di kawasan Kabupaten Penajam Paser Utara dengan luas 648 M^2 gedung tersebut telah berdiri sejak tahun 2016. Rangkaian Kegiatan Penelitian ini meliputi studi literature, penentuan kriteria dan sub kriteria, pengambilan data, metode yang digunakan untuk pengumpulan data melalui dan observasi meliputi data primer, data sekunder dan pengamatan lapangan. Kemudian melakukan penentuan kasifikasi kerusakan gedung lalu terakhir penentuan estimasi biaya perawatan gedung. Komponen gedung yang mengalami kerusakan meliputi keramik, dinding partisi, dinding, lis plafond, plafond, pintu dan jendela, dan juga pada sanitasi gedung. Persentase kerusakan yang diperoleh dalam analisa kerusakan gedung Dinas Pekerjaan Umum dan Penataan Ruang Kabupaten Penajam Paser Utara ini adalah 0.89 % yang artinya kerusakan gedung tersebut masuk pada kerusakan ringan. Hasil dari perhitungan biaya perbaikan yang diperoleh dan harus dikeluarkan oleh pihak Dinas Pekerjaan Umum dan Penataan Ruang Kab. PPU adalah sebesar Rp. 51,993,140.06.
