ANALISIS PENGGUNAAN METODE PENJADWALAN LINE OF BALANCE PADA PROYEK KONSTRUKSI REPETITIF

The construction project is a series of activities related to the development efforts of a building within the constraints of time, cost, and quality specific covers principal job in the field of civil engineering and architecture. To be able to set the course of the project then required a method of scheduling the planned order of implementation runs effectively and efficiently. For the implementation of project delays often occur due to the factor field, it is necessary to planning scheduling according to the type of project in typical or recurring. Line of Balance is a method of project scheduling in a line form that represents a work that is done repeatedly or repetitive. Methodology of this research was conducted by analyzing data on the number of workers and the duration of the processing time of each job from the field. The purpose of this study was to determine whether the method of the LOB can be used for residential development project of Grandcity Cluster Hyfield which are typical and repetitive so that it can overcome the problem of the duration of work in the field. The results of analysis by using Line of Balance method of residential development project in Grandcity Cluster Hyfield only takes 168 days, which is faster than the estimation of the owner, which lasts 45 weeks, or 312 days, with a difference of 144 days faster than the estimation. This happens due to the grouping of types of work and labor that makes the duration of the project is reduced and inter-work with another is not in conflict or do not precede each other work items. Proyek konstruksi adalah suatu rangkaian kegiatan yang berkaitan dengan upaya pembangunan suatu bangunan dalam batasan waktu, biaya, dan mutu tertentu mencangkup pekerjaan pokok dalam bidang teknik sipil dan arsitektur. Untuk dapat mengatur jalannya proyek maka diperlukan sebuah metode penjadwalan yang direncanakan agar pelaksanaan berjalan secara efektif dan efisien. Untuk pelaksanaan proyek sering terjadi keterlambatan dikarenakan faktor lapangan, maka perlu perencanaan penjadwalan yang sesuai untuk jenis proyek tipikal atau berulang. Line of Balance adalah metode penjadwalan proyek berupa suatu garis yang mewakili sebuah pekerjaan yang dikerjakan berulang atau repetitif. Metodologi penelitian ini dilakukan dengan cara menganalisis data jumlah pekerja dan durasi waktu pengerjaan tiap pekerjaan dari lapangan. Tujuan dari penelitian ini adalah untuk mengetahui apakah metode LOB ini dapat digunakan untuk proyek pembangunan perumahan Grandcity Cluster Hyfield yang tipikal dan bersifat repetitif sehingga dapat mengatasi permasalahan lamanya pekerjaan dilapangan. Hasil analisa penelitian dengan menggunakan metode Line of Balance pembangunan proyek perumahan Grandcity Cluster Hyfield hanya membutuhkan waktu 168 hari, dimana lebih cepat daripada estimasi owner yang berdurasi 45 minggu atau 312 hari dengan selisih sebesar 144 hari lebih cepat dari estimasinya. Hal ini terjadi akibat pengelompokan jenis pekerjaan dan tenaga kerja yang membuat durasi proyeknya berkurang dan antar pekerjaan satu dengan yang lain tidak mengalami konflik atau tidak saling mendahului item pekerjaan.
